The New Jersey First Time Home Buyer program enables First Time
Home Buyers in New Jersey to get fixed, below market rate mortgage
money with minimal closing costs. A First Time Homebuyer is defined
as one or more individual borrowers who have not owned a primary
residence in the previous 36 months. You may currently own a vacation
home, or commercial, residential, or vacant land real estate.
Depending upon the amount of your down payment, loans may be made
with or without mortgage insurance, and may be underwritten following
Conventional, FHA, VA, or Rural Housing Service guaranteed loan
guidelines. It is possible to purchase with no down payment, and
closing cost assistance may also be available, so that you may be
able to purchase with no money out of pocket.
You do not have to have perfect credit to apply for a loan, as
the options listed above have a lot of flexibility. Also, if your
credit is not currently acceptable, there are numerous not for profit
pre-homeownership counseling agencies whose mission is to prepare
you to become a First Time Home Buyer.
In addition to the normal First Time Home Buyer program, other
options available include purchase rehabilitation loans, loans for
persons currently having a Section 8 rental voucher, and even loans
for mixed use (residential and commercial) properties.
